This is a magnificent, elevated, detached family house situated in the picturesque village of Newton Ferrers, Devon.

This lovely cottage has outstanding views over Noss Mayo and the estuary and is close to the stunning South Hams beaches, ideal for a family wishing to explore this beautiful part of the country.

There are a few steps from the driveway down to the entrance, and once inside, this delightful cottage feels light, spacious and modern.

The sitting room has comfy sofas and doors to the veranda, making it a light and sunny room with views over the garden towards the estuary.

There is a second sitting room, ideal for a games room, with TV, Nintendo Wii and pool table, so a great place for children to have their own space.

The well-equipped kitchen opens to a large dining area and will be the hub of the cottage where the family can sit together for breakfast or supper and make the most of relaxation time together.

Also downstairs is a useful utility room and shower room, convenient for washing down after some local surfing.

Upstairs, the master bedroom has a king-size bed with en-suite shower, a double bedroom with en-suite basin and WC, and with far-reaching views over the estuary.

There is also a room with 2 adult bunks plus a triple bunk room with a double below and a single above.

Both these rooms share a family bathroom.

Outside, the cottage has a wide sunny veranda overlooking the garden below and across to the estuary, so the obvious choice for parents to relax with a drink whilst the children play on the large lawn and take advantage of the outdoor table tennis table.

The village is a short stroll from the cottage where there is a good pub, shops and easy access to the South West coast path providing some glorious cliff top walks.

The River Yealm is surrounded by National Trust rolling countryside and includes Lord Revelstoke’s Nine Mile Ride, a glorious cliff-top walk in an area of Outstanding Natural Beauty within the South Hams.The Yealm estuary is very popular with yachtsmen for both cruising and dinghy sailing, and racing occurs regularly on the river either side of high water.

There is an 18-hole golf course at nearby Bigbury-on-Sea, where families will love to take a ride on the unique sea-tractor at high tide across the causeway to Burgh Island and explore this magical island, taking time to stop for a drink or snack in the old fisherman’s pub, the Pilchard Inn.

For that special occasion, there is nowhere better or grander than The Burgh Island Hotel, celebrated for its Art Deco design and for the inspiration it gave to its regular visitor, Agatha Christie, to write one of her best-known murder mysteries, And Then There Were None.

Perfect for classic bucket-and-spade holidays, Bigbury-on-Sea is also ideal for surfing, windsurfing and kayaking.

For anyone who can tear themselves away from this idyllic location, the charming towns of Modbury, Salcombe and Kingsbridge are all close by, whilst Plymouth, Dartmouth and the wild open spaces of Dartmoor are also all within easy reach.

A tranquil, picturesque village in the South Hams area of Devon, on a bend of the River Yealm leading up from the South Devon coast (1 mile). The perfect haven for sailors, for those who love messing about near water and for those who appreciate stunning and civilised countryside. There is a local butcher, chemist, post office and grocer in Newton Ferrers and an organic farm shop just two miles away. The village pub, with fantastic views across the water towards Noss Mayo and the creek, serves good food and drink. The area is blessed with many walks that meander along the waterside and across the fields, while to the north Dartmoor's high tors and open spaces beckon those who love wild country. The city of Plymouth with its shops, Marine Aquarium and Barbican quayside area is just 8 miles away while beautiful Totnes with its 'alternative' view on life is a must. If the beach rather than boats is what you seek, you won't do better than the beautiful sands at Mothecombe and Bigbury just a few miles down the road. Both are accessible by road or boat from Newton Ferrers. There are a number of excellent golf courses nearby.
